Fees and Charges
LANDLORDS
- Letting Only Service – 10%+VAT of gross annual rental income (equal to 12% including VAT). For marketing the property, finding a tenant, agreeing a tenancy, transfer of utilities etc. Please speak to a member of staff for full details.
- Letting & Rent Collection Service – 10%+VAT of gross annual rental income (equal to 12% including VAT). Same features as Letting Only Service, but Japan Services Rent Ltd. will also collect the rent and pay it to the landlord. Please speak to a member of staff for full details.
- Full Letting & Property Management Service (including Rent Collection) – 15% + VAT of gross annual rental income (equal to 18% including VAT). Same as for Rent Collection Service but includes organization of repairs & maintenance, renovation works, compliance with legal obligations etc. Please speak to a member of staff for full details.
- Renewal Fees – 13% + VAT for Managed Properties and 8% + VAT for Letting Only and Rent Collection Properties. Fees charged to landlords on the renewal, extension, or continuation of an existing tenancy with Japan Services Rent Ltd.’s tenants, inclusive of drawing up any required paperwork.
- Deposit Registration Fee - £50+VAT (£60 including VAT). Administrative fee if the landlord requests Japan Services Rent Ltd. to register the tenants’ deposit on the landlord’s behalf with a tenancy deposit protection scheme.
- Management of Non-Managed Properties - £50 + VAT per hour (£60 including VAT). Charged when Japan Services' staff are asked to assist with issues normally classed as 'management' of non-managed properties. Charged in addition to any contractor's cost.
- Major Works Supervision Fee - 10% of the above cost of works costing over £250 + VAT at managed properties. Only charged after prior consultation with the landlord.
TENANTS
- Tenancy Deposit - Five weeks' rent where the annual rent is less then £50,000. Six weeks' rent where the annual rent is £50,000 or above.
- Holding Deposit - One week's rent, taken to confirm interest in a property. Property will be removed from the market on receipt of these funds. Funds can be used as a down-payment towards tenancy deposit and/or initial rent if the property is subsequently let to the prospective tenant.
Default Fees
- Late Rent Payments - Interest on late rent that is more than 14 days overdue. To be paid from the date the rent was due until the date on which the rent is paid in full. The interest rate will be 3% above the Bank of England Base Rate.
- Reasonable Replacement Costs - For lost keys/ other security devices giving access to the property, its grounds and any garages or outbuildings.
- Payments to change the tenancy agreement - to cover reasonable costs. Only charged when changes to the agreement are requested by the tenant.
- Payments associated with early termination of the tenancy - to cover reasonable landlord and agent costs. Only charged when early termination of the tenancy has been requested by the tenant.
- Payments in respect of utilities, communication services, TV license, council tax, and other services - noted within the tenancy agreement.

Japan Services Rent Ltd. is a member of The Property Ombudsman (TPO) redress scheme.
