PAYMENTS DUE FROM TENANTS (in addition to rent)
Deposits (taken prior to tenancy commencement)
- Holding Deposit - One week's rent, taken to confirm interest in a property. Property will be removed from the market on receipt of cleared funds. Funds can be used as a down-payment towards tenancy deposit and/or initial rent if the property is subsequently let to the prospective tenant.
- Tenancy Deposit - Five weeks' rent where the annual rent is less then £50,000. Six weeks' rent where the annual rent is £50,000 or above. Unless otherwise instructed by our clients, we use the Deposit Protection Service (DPS) Custodial Scheme to register individual tenant deposits, which are then held by the DPS.
Potential Fees & Charges (once renting a property)
- Late Rent Payments - Interest on late rent that is more than 14 days overdue. To be paid from the date the rent was due until the date on which the rent is paid in full. The interest rate will be 3% above the Bank of England Base Rate.
- Reasonable Replacement Costs - For lost keys/ other security devices giving access to the property, its grounds and any garages or outbuildings.
- Payments to change the tenancy agreement - To cover reasonable costs of amendments. Only charged when changes to the agreement are requested by the tenant.
- Payments associated with early termination of the tenancy - To cover reasonable landlord and agent costs. Only charged when early termination of the tenancy has been requested by the tenant.
- Payments in respect of utilities, communication services, TV license, council tax, and other services - noted within the tenancy agreement. Vary by property, location, and provider.
- Other payments permitted under appropriate legislation - including damages / dilapidations
